Home Condition Reports


All home owners in England and Wales need to prepare a Home Information Pack (HIP) before putting their home up for sale. This arises from the Housing Act 2004 and is designed to streamline the home buying process.
The pack must contain:
- Terms of sale
- Evidence of title
- Standard searches
- Planning consents and building control certificates
- Property information form
- Warranties and guarantees
- Energy Performance Certificate (EPC).
A Home Condition Report (HCR) can also be included but this is voluntary. The government strongly believes that HCRs are likely to be valuable to both sellers and buyers.
The HCR is an objective report on the condition of the property that can be relied upon by buyer, seller and lender. It covers:
- The general condition of the property - age, character and location.
- How energy efficient it is.
- Any defects or other matters requiring attention.
- It can only be produced by a fully qualified home inspector.
Primmer Olds believe that HCRs are particularly useful in improving the saleability of unusual or defective properties where buyers may be encouraged by fuller information at the outset.
