Energy Performance Certificates (EPC)

On 1st October 2008 it became a legal requirement to obtain an Energy Performance Certificate (EPC) before marketing a commercial property. Without it, vendors face fines of up to £5000 and considerable delays in the completion process. Now is the time to talk to the specialists - Primmer Olds.

  • EPCs form part of The Energy Performance of Buildings Directive (England and Wales) Regulations 2007.
  • An EPC will have to be produced for every commercial, office and retail building over 50 sq m that is constructed, sold or let, subject to just a few exceptions.
  • The Certificate is designed to provide an estimate of a building’s energy usage and its CO2 emissions.
  • As greater importance is given to the environmental value of a property, EPCs will undoubtedly influence the decisions that investors, buyers and occupiers make and enable them to make comparisons with similar buildings. In short, the higher the energy efficiency rating, the more desirable a property is likely to be.
  • EPCs can only be produced by Accredited Energy Assessors who base their ratings on the fabric and engineering services of the building as an asset.
  • It is essential that you talk to a qualified, authoritative Energy Assessor at the earliest stage of a marketing campaign.
