Alterations carried out by tenants in occupation of commercial properties are the subject of specific provision in most modern commercial leases.

In order that the work is properly designed, specified and recorded, both landlord and tenant can be protected so that boundaries of responsibilities can be clearly defined at the end of a lease.

The majority of claims we see are supported by inadequate record information relating to alterations. Often disputes ensue over the removal or reinstatement of tenant alterations which can threaten to be disproportionate to the value of the dilapidations claims.
