Swatch Group UK - Regional Service Centre

- We were retained by the Swatch Group to assist in the acquisition of 15,000 sq.ft office building in Hampshire and assisted in the lease negotiation. We acted as Tenant's Agent during the conversion and fit out of the property; now operational as workshop and offices. We advised Swatch on technical and contractual issues and maintained effective liaison between our client, the Landlord and their appointed Agents; and the Contractor throughout the contract and post-contract stages.
St John's Road, Hedge End

- Asset management, agency and building surveying advice on behalf of landlords services. Included restructuring existing leases, refurbishments and letting of vacant space and establishment of planned maintenance program. Multi-let retail and office investment.
Enterprise Rent-a-Car Premises, Southampton

- The Building Consultancy represented the Landlord in the preparation, service and negotiation of a Terminal Schedule of Dilapidations which were used as an integral part of the negotiation of a new lease. Following the successful completion of these negotiations we were retained to undertake detailed measured survey and prepare Land Registry compliant Lease Plans in respect of the new lease of the property and parts of the site.

Bacardi-Martini, Southampton

- Lease negotiatons with freeholders Associated British Ports on behalf of long leasehold owners Bacardi-Martini, comprising circa. 350,000 sq.ft. of production, warehousing and offices.
Royal Court, Kingsworthy, Winchester

- Acquisition of site on behalf of Castle Investments. Primmer Olds managed the site during the planning process, advised on the sale of one acre of land for residential development, were responsible for the pre-letting of the first phase of the business park being let to PPD Pharmaceutical and the subsequent sale of the entire Business Park to Standard Life. The Business Park comprises three Grade A office buildings totalling approximately 55,000 sq.ft.
Stockbridge Road, Winchester

- Sale of unique mixed use live / work unit in central Winchester. On behalf of local development company Millgate (Winchester) Limited.
Gusto Inns Acquisitions

- We have been engaged by Gusto Inns in the recent acquisition of Licensed Premises in Southampton and Salisbury, providing due-diligence surveys and maintenance / repair advice. One of the properties in question is a Listed Building. The nature of these acquisitions required us to work to tight timescales and consider future repairing obligations / cost liabilities which were used by our client in final negotiations.
Ellworthy Park, Frome, Somerset

- Sale of new 13,750 sq.ft. office development on behalf of Bellway Homes, forming part of a large mixed use scheme. Primmer Olds have been retained by new owners to advise on leasing strategy.
Lymington Yacht Haven

- We were appointed to assist the operator of the marina in the negotiation of insurance rebuilding cost assessments for various buildings on the site. There were used in negotiations with Crown Estate as an instrument of the Rent Review process. Our Building Surveyors conducted detailed measurements and calculations, liaising with our client and the Crown's surveyor to resolve principal items of contention.
Barley House Business Park, Park Gate

- Acquisition of office investment let to Lorne Stewart on behalf of retaining clients, Parsons Construction. Planning permission was subsequently obtained for redevelopment of the parking and yard areas for a new scheme of four light industrial/business units. Primmer Olds were retained to let or sell the new development and for the management of the entire estate.
Mill Court, The Sawmills, Durley (Phase 2)

- Disposal of mixed use development site comprising residential and self contained office buildings. Primmer Olds advised on the planning process and were subsequently retained by the purchasers to dispose of the offices by way of new leases or freehold sales.

- We have recently been retained to provide Land Registry Compliant Lease Plans on a further number of properties in Piccadilly owned by The London Library, having established a working relationship with the organisation in 2007.

- Acquisition of Testwood on behalf of Frobisher Ltd. and Philips & Drew Life Fund. A 10.50 acre site with 74,000 sq. ft. of existing industrial space and further development potential for up to 125,000 sq. ft.

- Sale of 8,000 Sq. ft office building. Retained by purchasers to advise on refurbishment and letting. Subsequent sale of refined investment.
Mill Court, Durley

- Sale of 1.50 acre commercial development site on behalf of Westbury Homes. Subsequently retained to sell/let 12,000 Sq. ft. completed office development.
Manor Farm Office Village, North Baddesley

- Development advice on conversion of redundant farm buildings with additional new build offices. Sale of 16,500 sq. ft. completed development as a range of individual office buildings.

- Sale of approx. 1.65 acre prime office developments site on behalf of Scottish Amicable to 21st Century Developments who subsequently built 65,000 sq. ft. offices and let them to Skandia.
Former Mortuary Chapel, Southampton Common

- Sale of Chapel on Southampton's Old Cemetery to local design company. The Chapel had been on the local 'buildings at risk' register for 30 years, but in 2003 The Southampton and Solent Building Preservation Trust restored and converted it to provide just under 2000sqft of office space.
